Southampton
Southampton is the grande dame of the East End — the oldest of the villages and, for many of us, the most beloved. Elm-shaded streets, storied hedges and an ocean that has drawn New York out east for three centuries; she wears it all lightly. Our Hubbard House sits just west of the village near Shinnecock Hills — a serviced townhouse with pools, tennis and a sun-hoarding backyard, minutes from Main Street, the farm stands and the beaches everyone comes for.

The Hamlet
The Village is the heart of it: boutiques and galleries along Main Street and Jobs Lane, long-standing restaurants that remember your table, and the kind of unhurried errands — the bookshop, the fishmonger, the ice-cream line — that turn into the day's entertainment. Two minutes south, Coopers Beach spreads out wide and white and regularly ranked among the best in America. Summer brings the crowds and the calendar; September returns the village to those who know — warm ocean, golden light, tables suddenly easy. It is refined without effort, coastal without cliché, and made for the long, golden weekend that forgets to end.
Just along the road — Water Mill and Bridgehampton. Or see every neighborhood we keep in The Hamptons.
Getting Around
Good To Know
Beach parking permits are village-specific and sell out by June — we sort them for our guests, which is its own small luxury. And time your run into the village around the traffic: mid-morning and after six, Jobs Lane is yours; between noon and five in July, the couple of miles in from Shinnecock Hills can take longer than they have any right to.

Elsewhere On The South Fork
“The house is gorgeous and in a great location. Seasonal is super responsive and was very accommodating. Highly recommend.”
“This is an absolutely beautiful house and really well located particularly for Central Park and the Met but very easy access to the subway and a short walk to some of the 5th Avenue shops! Had a great time with another family (9 of us in total) and space worked really well. Would definitely recommend - Seasonal was also super attentive.”
Questions, Answered
Southampton is the most established of the Hamptons — a genuine village with a year-round Main Street, wrapped by hedgerow estates and wide ocean beaches. It is quieter and more residential than it looks in the summer press, and endlessly walkable within the village itself.
MD–LD — Memorial Day to Labor Day — is the season everyone means. The locals' answer is September: the ocean at its warmest, the village at its calmest, the light at its best.
30 days — a month or a whole season, with the house, the grounds, the pools and the tennis fully yours and fully serviced throughout.
Coopers Beach, regularly ranked among the best in the country, is minutes away, along with Cooper's Neck and the village ocean beaches. Your concierge can arrange seasonal parking permits and beach setups.
Roughly two hours by car in normal traffic, or by the Hampton Jitney, which runs frequently to and from Manhattan. The LIRR Montauk branch also stops in Southampton village.
