Water Mill
Water Mill is the Hamptons' best-kept middle — the quiet hamlet between Southampton and Bridgehampton that most people drive through and locals quietly prefer. It takes its name literally: the water mill of 1644 still stands by the green, the oldest of its kind in the state. Around it, farmland rolls down to Mecox Bay, and both of our East End homes sit ten unhurried minutes away.

The Hamlet
The hamlet runs on old rhythms — the mill, the green, the farm stands that set the day's menu, and Mecox Bay flattening to glass by evening. Its one grand gesture is a masterpiece: the Parrish Art Museum, Herzog & de Meuron's long barn of light, holding the painters who came out here for the same sun you did. Otherwise Water Mill keeps a low profile on purpose — no scene, no queue, just the countryside doing its slow, golden work between the villages. From Hubbard House or Sea Farm, it is the errand that becomes the afternoon: art, corn, bay light, home.
Just along the road — Southampton and Bridgehampton. Or see every neighborhood we keep in The Hamptons.
Getting Around
Good To Know
Flying Point Beach is the stealth pick — ocean on one side, Mecox Bay on the other, and a parking lot that forgives later arrivals than the village beaches do. And the Parrish on a rainy July day is the best-kept secret in the Hamptons; the light inside is better than the weather outside.

Elsewhere On The South Fork
“The house is gorgeous and in a great location. Seasonal is super responsive and was very accommodating. Highly recommend.”
“This is an absolutely beautiful house and really well located particularly for Central Park and the Met but very easy access to the subway and a short walk to some of the 5th Avenue shops! Had a great time with another family (9 of us in total) and space worked really well. Would definitely recommend - Seasonal was also super attentive.”
Questions, Answered
We have two within ten minutes — Hubbard House in Southampton and Sea Farm in Bridgehampton. Water Mill is the countryside between them, and our guests borrow it daily.
The 1644 mill that named it, the Parrish Art Museum that crowned it, and farm stands the whole East End drives to. It is the Hamptons with the volume at its lowest.
Flying Point — ocean on one side, Mecox Bay on the other, and the most forgiving parking south of the highway.
