The Space

The Layout

Step inside and the home speaks for itself: five-star, hotel-quality finishes throughout, laid out and designed as a hug, with the calm confidence of a home that has been done right. Quartz counters and stainless appliances in the kitchen, coffered ceilings overhead, a marble en-suite and a walk-in closet off the primary — the detail holds up close. The two bedrooms are serene and comfortable, the two and a half baths keep a full house unhurried, and the living spaces strike the balance the Hamptons do best — elevated but easy, the kind of rooms you can walk into straight from the beach. A wood-burning fireplace warms the cooler evenings, with NEST central A/C, a full-size washer and dryer, and TVs and Sonos throughout. Beyond the walls, the grounds are the main event. There is a piano waiting for someone to sit down at it, tennis and pickleball courts on the shared grounds for the friendly rivalry, and multiple pools to drift between as the afternoon lengthens. The backyard is private and quiet, bathed in sun from morning to evening — made for long lunches, lazy books and the slow, happy business of doing very little in very good surroundings.

The Village is the heart of it: boutiques and galleries along Main Street and Jobs Lane, long-standing restaurants that remember your table, and the kind of unhurried errands — the bookshop, the fishmonger, the ice-cream line — that turn into the day's entertainment. Two minutes south, Coopers Beach spreads out wide and white and regularly ranked among the best in America. Summer brings the crowds and the calendar; September returns the village to those who know — warm ocean, golden light, tables suddenly easy. It is refined without effort, coastal without cliché, and made for the long, golden weekend that forgets to end.

Getting Around

Getting around: A car is the East End's native language, and Hubbard House speaks it — the Village, the beaches and the farm stands are all a few minutes away, and Shinnecock Hills is practically next door. The Hampton Jitney runs from Midtown several times daily, and the LIRR pulls into Southampton in season. Our one commandment, in summer: keep your driving to early mornings and late evenings. The roads between noon and six belong to people making a mistake.

Beach parking permits are village-specific and sell out by June — we sort them for our guests, which is its own small luxury. And time your run into the village around the traffic: mid-morning and after six, Jobs Lane is yours; between noon and five in July, the couple of miles in from Shinnecock Hills can take longer than they have any right to.
