About This Residence

Welcome home to The Diplomat #3 — a private, quiet residence in the heart of New York's Diplomatic District, and proof that space in Manhattan is the truest luxury of all. More than 1,200 square feet of contemporary living unfolds across a single, easy floor: designer finishes, comfortable gathering spaces and, refreshingly, plenty of room. It sleeps eight across three bedrooms, with a fully stocked gourmet kitchen, a wine fridge for the evenings that call for one, generous dining and lounging areas, and a quiet rooftop that hands you Midtown Manhattan at sunset. This is a home for the ones who came to do New York properly — to work, to host, to rest — and to return each night to somewhere that feels genuinely, unmistakably theirs.

The Space

The Layout

The pleasure of The Diplomat #3 is that it lives large. A full floor means the day can spread out: breakfast at the dining table, a working afternoon in the lounge, a long dinner cooked in the gourmet kitchen with a bottle pulled from the wine fridge. Every surface has been considered — the finishes, the fixtures, the art on the walls — and everything comes together to create a home away from home rather than a place you are merely passing through. The three bedrooms are calm and comfortable, tuned for the deep, quiet sleep this pocket of the city is quietly famous for. And then there is the rooftop: a private stretch of sky above Midtown, made for the first coffee of the morning and the last conversation of the night, under the lights of a skyline that never quite goes dark. Should anything want adjusting for your stay, the layout is ours to modify — you need only ask.

Your Stay

Guest Access & Service

Guests enjoy the full residence and its private rooftop for the length of the stay. Our team works discreetly in the background: groceries in the fridge before arrival, housekeeping on your schedule, reservations secured, transfers arranged. The Diplomatic District is one of Midtown's best-kept secrets — steps from the United Nations, walkable to the river, and closer to great food than its hush lets on. Tell us how you like to travel and we will share the neighborhood the way a local would, then leave you to enjoy it. We are always here to help.

The Neighborhood

Midtown

Beekman, Sutton Place and Tudor City give this district its good posture — grand façades, quiet cul-de-sacs, the river always two minutes east. The days here keep a gentleman's schedule: the esplanade takes the morning run, Grand Central takes the commute (wherever it points), and Midtown's great tables take the evenings, a short stroll west. It is central without being frantic, prestigious without being cold, and quiet without being sleepy — the diplomats, as usual, negotiated the best deal on the island.

Getting Around

4567SEM

Getting around: This is the best-connected quiet neighborhood in Manhattan. The 6 at 51st Street is your local; Grand Central's 4/5/6/7 and shuttle put the whole island — and, via Metro-North, half the Northeast — on your doorstep; the E and M at 53rd & Lexington run crosstown and out toward the airports. Taxis are plentiful, the avenues behave logically, and the walk to almost anything in Midtown is shorter than the cab line.

Good To Know

A Few Local Notes

The esplanade south of 51st does the city's most underrated sunrise, and Tudor City's pocket parks were built for the lunch hour. One insider warning: during General Assembly week — the UN's own high season — walk everywhere. You'll beat every motorcade, and feel rather smug doing it.

“We were 8 ( middle aged) ladies but could have easily fit 12 very comfortably and up to 14/15 for close friends (I.e, would be sharing full beds at that point).”

“The house is gorgeous and in a great location. Seasonal is super responsive and was very accommodating. Highly recommend.”

★★★★★

“This is an absolutely beautiful house and really well located particularly for Central Park and the Met but very easy access to the subway and a short walk to some of the 5th Avenue shops! Had a great time with another family (9 of us in total) and space worked really well. Would definitely recommend - Seasonal was also super attentive.”

Questions, Answered

Frequently Asked

What is the minimum stay?

30 days. Every Seasonal residence hosts monthly and extended stays, fully compliant with New York's rental laws — no registration questions, no gray areas.

What's included in the rate?

Everything a home needs: designer furnishings, linens, kitchenware, Wi-Fi, utilities and our service layer. Housekeeping, groceries, transport and a 24/7 concierge are available on request.

Are pets welcome?

They are — just let us know ahead of your stay so we can have the home (and the neighborhood tips) ready for them too.

Can I extend my stay?

Almost always — tell us early and we'll hold the calendar. Many of our favorite guests arrived for a month and left after a season.

Is Midtown East good for families on a longer stay?

Quietly, yes — it is one of Manhattan's calmest full-service neighborhoods: doorman blocks, the river park two minutes east, and homes like our Diplomat \#1 built for a household of ten.

How close are the residences to the UN?

A short walk — roughly eight minutes to the Secretariat on foot, along tree-lined blocks. During General Assembly season, that walk outruns every motorcade in the district.
